Job Cost Review & Draw Reconciliation
I review your monthly job cost report and reconcile it against your latest G702/G703 for accuracy, ensuring your budget and total cost to date match your system of record. This is the step that prevents small errors from compounding into a close-out nightmare.
AIA G702/G703 Draw Package Preparation
I compile your complete AIA G702/G703 Draw Application every month. I collaborate with the Project Manager and AP Department to set up a workflow that ensures the Draw is submitted by the 1st of every month. I also help troubleshoot any billing questions from the Owner and Lender.
Subcontractor Invoice and Lien Waiver Review
Lien Waiver Review & Log Management: I review Conditional Waivers on Progress Payment for accuracy and ensure it reflects the correct net payment amount per the G703. I also maintain a lien waiver log — tracking both Conditional and Unconditional releases — working with your AP team to collect Unconditional Releases once the draw is funded.
Subcontractor Invoice Review: I review the subcontractor’s SOV, comparing it to the executed Subcontract and noting any variances in contract value and the total billed to date. I assist the sub in reconciling their schedule of values to match the GC’s system of record. I work closely with your AP Department and tailor my service based on client’s needs.
